House Rules
Thank you for choosing to stay at Newsham Park House. To ensure all our residents, neighbours, and future guests have the best possible experience, we have established some simple house rules. Please read them carefully as they are binding upon check-in.
By requesting a booking, you agree to comply with these terms and conditions. Violation of house rules can result in cancellation of your reservation and full charges for the booked period.
You will be requested to sign this document on your arrival.
General Rules and Responsibilities
Identification and Registration
- Upon arrival, all main residents must submit identification documents to the property manager for registration.
Property Access and Privacy
- The property manager cannot enter the house or use residents' personal belongings without prior announcement and permission, except in emergencies or if there is suspicion of rule violations.
- The property manager is available for information and assistance but is not responsible for organising leisure activities or bookings.
Liability
- We are not responsible for any damage or injury occurring during your stay or due to use of property facilities.
- We cannot accept responsibility for noise, nuisance, or inconvenience caused by third parties during your stay.
- The property manager is not responsible for residents' belongings.
Prohibited Items
- Bringing flammable, explosive materials, or objects with strong odours into the house is forbidden.
- Electric appliances (except laptops, iPads, and mobile phones) are not allowed without permission. Additional charges will apply for unauthorised appliances based on estimated power consumption.
Specific Rules
No Parties
- Parties are strictly prohibited. Our property is for residential purposes only, and any form of party or festivity is not allowed.
- Quiet hours are from 10 p.m. to 7 a.m. Disturbing neighbours during this period is not permitted.
- Violation will result in immediate cancellation of your reservation and you will be required to leave the premises.
Registered Residents
- Only registered residents are allowed to stay overnight. Any unregistered persons found will result in cancellation of the accommodation.
- Violations of house rules or disturbing the peace will result in immediate eviction without refund.
Damages and Accidents
- Residents must report any damages or faulty appliances to the property manager immediately.
- On departure, residents must invite the property manager to inspect the property to confirm no damage has occurred. Unreported damages will be charged to the resident.
Departure
- Check-out is between 11 a.m. and 12:00 p.m. Staying beyond this time will incur an additional daily rent charge.
No Smoking
- The property is non-smoking and non-vaping. Smoking is only allowed in the back garden, and cigarette butts must be disposed of properly.
Noise
- Please be mindful of noise, especially in the evening and in the garden area. Music should be kept at a reasonable level, and quiet hours are from 10 p.m. onwards.
Pets
- Inform us if you plan to bring pets. Pets are allowed only with prior approval.
No Illegal Activities
- Illegal activities, including providing personal services or selling illegal substances, are strictly prohibited. Violations will result in immediate eviction and notification to authorities.
Interim Cleaning for Longer Stays
- An interim cleaning service can be provided at an additiojnal cost. A convenient time will be arranged with you.
Keys
- Physical keys are used for the house. Lost keys or failure to return keys will incur a replacement charge.
Cots
- Notify the property manager five days before your stay if you require a cot.
Hot Tub
- The hot tub is cleaned and treated after each stay. For stays longer than two weeks, you are required to maintain the chlorine levels. Water replacement for stays exceeding four weeks will be handled by the property manager.
Hot Tub Rules
- Shower before and after use.
- Use the foot bath before entering.
- No glass items in the hot tub.
- Children under 4 are not allowed, and older children must be supervised.
- Pregnant women should avoid the hot tub.
- Do not enter if the temperature exceeds 40°C.
- Cover the hot tub after use.
- Do not sit or lie on the cover.
- No soaps or oils in the hot tub.
- No food allowed in the hot tub.
Additional Charges
- Smoking within the property: £500 Cleaning & Admin charge
- Excessive damage: Cost of repair or replacement + £1,000 Admin charge
- Illegal activities: £1,000 Admin charge
- Lost key: £30 Admin charge
- Extra cleaning (e.g., washing up): £50 Cleaning charge
Complaints and Suggestions
- Report any complaints or suggestions promptly during your stay. Complaints after departure will not be considered.
Security Deposit
- A security deposit of £100 per person, up to a maximum of £500 per stay, will be charged prior to your arrival and returned upon departure after inspection.
